What should you actually compare in a house and land package?

House and land packages can make building a new home easier to picture.

Instead of looking at an empty block and trying to imagine what might fit, you can see a home design and land brought together as one option.

But two packages with the same number of bedrooms can still give you very different homes.

Before choosing based on bedroom count or price alone, here are six things worth comparing.

HOW DOES THE FLOORPLAN WORK?
Start with what happens between the bedrooms.

Where does everyone spend most of their time?
Can someone work or study without taking over the main living area?
Can you move easily between the kitchen, dining area and outdoors?

A floorplan that works for your normal weekday can make much more difference than an extra feature you rarely use.

HOW DOES THE HOME FIT THE BLOCK?
The home and land need to work together.

Consider how the design sits on the block, where the outdoor areas are positioned and how much usable space remains around the home.

One household may prefer more internal living space.
Another may prioritise a larger backyard.

The right balance depends on what you want from your home.

IS THERE ENOUGH STORAGE?
Storage can be easy to overlook when you’re looking at a floorplan.
It becomes much more noticeable once you move in.

Look for space for the things that form part of everyday life: linen, cleaning equipment, school bags, sports gear, pantry items and everything else that needs somewhere to go.

Good storage can help the rest of your home work harder.

DOES THE PARKING WORK FOR YOUR HOUSEHOLD?
A single or double garage is more than a specification on a brochure.

If you have two cars, room for both could make mornings and evenings much simpler.

If you only need one, you might prefer to prioritise another part of the home or block instead.

Think about what will actually make your routine easier.

WHAT'S INCLUDED IN THE PACKAGE?

Headline prices are useful for narrowing down your options, but it’s important to understand what sits behind them.

Look at what is included in the home and land package and ask about any items or costs that may sit outside the advertised price.

Knowing this upfront makes it easier to compare different options fairly and plan your budget with greater confidence.

COULD THE HOME STILL WORK IF LIFE CHANGES?

Think about what you need now, but also what a little extra flexibility could give you later.
Could a spare bedroom become a home office?
Could a second living space become somewhere for older children?
Could an extra bedroom make having family stay easier?

You don’t need to predict the future.
But choosing a home with some flexibility can help it continue to work as your needs change.
